A Dealtwith alternative for self-managing landlords

If you've found Dealtwith and are looking for a Dealtwith alternative, the main thing to know is timing. Dealtwith is a tenancy management app for self-managing landlords in England, priced at £6.99 a month for up to two live tenancies, but its own site says the iPhone and Android apps are still "preparing for public release". Gaffy works in any browser today. It gives each property a repair link your tenant can use without an app, collects every request in one maintenance inbox, and tracks gas safety, EICR and EPC expiry dates. If you want something you can use this week, Gaffy is ready now.

What Dealtwith offers (checked 21 October 2026)

We re-read Dealtwith's homepage and pricing page on 21 October 2026. Dealtwith says it's "designed primarily for private landlords in England who self-manage one or two properties and want a simpler alternative to spreadsheets, WhatsApp and accounting-heavy landlord software". Its listed pricing:

  • Free landlord tools (£0): a Renters' Rights Act check, a basic property compliance check, a personalised action list, Renters' Rights Act updates, and saving your result.
  • Dealtwith Landlord: £6.99 a month including up to 2 live tenancies, with a tenancy health dashboard, documents, reminders and delivery history, repairs, requests, visits and inspections, landlord and tenant messaging, a monthly report, and finance essentials and evidence exports.
  • Additional live tenancy: £2.99 a month each. Tenant accounts are free.
  • Cancellation is through your app store. A free trial is "planned for the app-store launch".
  • On availability, Dealtwith's FAQ says: "The iPhone and Android apps are preparing for public release."

Dealtwith is clearly thoughtfully built around the Renters' Rights Act, and its free tenancy check is a useful starting point for any landlord in England.

When Dealtwith may suit you better

  • You have one or two tenancies and price matters most. £6.99 a month is less than Gaffy's £12.
  • You want Renters' Rights Act guidance inside the product. Dealtwith's free check and action list are built for that.
  • You prefer native phone apps and are happy to wait for their public release.
  • You want landlord-tenant messaging in one app. Dealtwith lists messaging; Gaffy is focused on repair reports.

When Gaffy is the better Dealtwith alternative

You need it working now

Gaffy runs in a browser on your phone or laptop. Sign up, add a property and send your tenant their link the same day.

Your tenants won't download anything

Dealtwith gives tenants free accounts in its app. Gaffy doesn't ask tenants for an account at all: they open a link, describe the problem and attach up to 5 photos.

You have four to eight properties

Dealtwith at 5 live tenancies would be £6.99 + (3 × £2.99) = £15.96 a month on its listed prices. Gaffy covers up to 5 properties for £12 a month. From four properties up to eight, Gaffy is the same price or cheaper on listed prices.

You want certificates front and centre

Every Gaffy property has a vault. Tag gas safety, EICR and EPC certificates with their expiry dates and Gaffy flags what's expired or due soon.

Dealtwith counts live tenancies; Gaffy counts properties, so an HMO with several tenancies is one Gaffy property. Gaffy is not VAT registered.

Getting started with Gaffy

  1. Sign up free; no card is needed for the first month.
  2. Add your property and upload your gas safety, EICR and EPC with expiry dates.
  3. Text your tenant their repair link.
  4. Or tell us about your properties and we'll set them up for you.

If you've already used Dealtwith's free Renters' Rights Act check, keep that action list. It works fine alongside Gaffy, and our Renters' Rights Act checklist guide covers the same ground in article form.

What Gaffy doesn't do

Gaffy doesn't offer in-app tenant messaging, rent tracking, inspections scheduling, Making Tax Digital filing or a Renters' Rights Act assessment tool. We remind you about certificates; we don't book engineers.
