We re-read Maintaro's homepage and pricing page on 21 October 2026. Maintaro describes itself as maintenance software that keeps "every property repair moving from tenant report to contractor completion", bringing "repair intake, SLA deadlines, quotes, updates and evidence into one accountable workflow". Its plans, as listed:

• Starter: £9 a month, up to 10 properties, 50 requests a month, 3 staff users, 5GB storage, tenant reporting and a contractor portal.
• Growth: £49 a month, up to 50 properties, 500 requests a month, 15 staff users, API access and custom roles.
• Scale: £199 a month, up to 225 properties, 5,000 requests a month, 75 staff users, audit logs, webhooks and custom branding.
• Enterprise: custom pricing above 225 properties.
• Annual billing gives two months free (Starter £90 a year). There are no setup fees, and it's "always free to start" with no card.

Every plan includes a tenant portal, contractor management and SLA tracking, according to Maintaro's comparison table. That's a serious repair operation, and for property managers it's a good fit.

When Maintaro is the better choice

• You manage repairs for others or with a team. Staff users, custom roles and audit logs are things a solo landlord rarely needs but an agency does.
• You want contractors working inside the software. Maintaro gives contractors their own job workspace. Gaffy doesn't dispatch contractors.
• You want SLA timers. If you need deadlines tracked against each repair, Maintaro builds that in.
• You have 6 to 10 properties and care mostly about price. Maintaro Starter at £9 covers 10 properties. Gaffy at 10 properties is £32 a month.

When Gaffy is the better Maintaro alternative

You want repairs and certificates in one place

Gaffy's document vault sits next to the repair inbox for each property. Upload your CP12, EICR and EPC with expiry dates and Gaffy flags anything expired or expiring soon. Leases, insurance, invoices and inspection PDFs live there too.

You don't want to run a "workflow"

Many self-managing landlords don't think in SLAs and quotes. They think, "the tenant says the shower's leaking; who do I call?" Gaffy keeps that simple: the report arrives with photos, you mark it Scheduled once your plumber's booked, and Done when it's fixed. The history stays with the property.

You don't want monthly request caps

Gaffy has no request limit, so a bad winter doesn't push you onto a higher plan.

Maintaro is cheaper per property as you grow. Gaffy makes most sense for smaller, self-managed portfolios where the certificate vault and simplicity matter more than team features. Gaffy is not VAT registered.

Repair reporting: link versus portal

Both tools give tenants a way to report repairs without phoning you. Maintaro calls its version tenant reporting and a tenant portal. In Gaffy, every property has its own link; the tenant opens it in a phone browser, describes the problem and adds up to 5 photos, with no account to create. Whichever you choose, the point is the same: get repairs out of text messages and into a record you can show later. That matters more now that landlords are expected to evidence how quickly they respond to hazards such as damp and mould.

How to switch from Maintaro to Gaffy

1. Export any repair history and documents you want to keep from Maintaro.
2. Sign up to Gaffy free; no card is needed for the first month.
3. Add your properties and upload certificates with expiry dates, or send us the details and we'll do it.
4. Text each tenant their property's repair link.

What Gaffy doesn't do

Gaffy doesn't have a contractor portal, SLA timers, staff roles, an API, rent tracking or Making Tax Digital filing. We don't take a cut of any job. If you need those team features, Maintaro is the more complete tool.
