Gaffy vs Goodlord
It depends who the customer is. Goodlord describes a lettings platform for agencies: referencing, payments and the admin around a tenancy. Its revenue page says it does not provide services directly to landlords, and that it works with letting agents. The pages we read do not publish a price a self-managing landlord can pay.
Updated
Is Goodlord an alternative to Gaffy for a DIY landlord?
Gaffy is for the landlord who manages the property. It is a tenant repair-request link, gas safety, EICR and EPC expiry reminders, a document vault and a tenant portal. As of October 2026, the first month is free, with no card needed to start, then £12 a month for up to 5 properties, plus £4 a month for each additional property.

What Goodlord's pages say
The homepage at goodlord.com describes software that runs the tenancy for a lettings team. It says Goodlord helps agents, landlords and tenants. The jobs named on that page include tenant referencing, with identity verification and fraud detection, coverage that protects landlords' income and management fees, and collecting rent, deposits and move-in monies.
The revenue page is written to agencies. It says Goodlord does not provide services directly to landlords, and that it works with letting agents who use products such as insurance. That page names rent protection and legal expenses insurance, tenants' contents and liability insurance, and commission on services tenants can take up. It offers to introduce a landlord to an agent. It does not offer the landlord an account.
Read those two pages together. Landlords can be affected by Goodlord, because their agent uses it and because some of the products are for the landlord's rent. The purchase, on the pages we read, is the agency's purchase.
The price
There is no public DIY-landlord subscription on the homepage or the revenue page. We are not printing a figure from a calculator, a webinar or a sales PDF. If the price is not on a page a landlord can read, this comparison says so.
What Gaffy is, next to that
Gaffy starts when you are the person the tenant contacts about a leak, and the person who has to find the gas safety PDF. The repair-request link, the vault, the gas safety, EICR and EPC reminders and the tenant portal are the product. The first month is free, with no card needed to start. Then £12 a month for up to 5 properties, plus £4 a month for each additional property.
Gaffy does not reference tenants, collect the rent, or insure the rent. If an agent already does the lettings admin, Goodlord may be in that stack and you may never be the buyer. If you self-manage, Gaffy is the product with a published price for that job.
