How Landlord Vision counts tenancies

Landlord Vision counts each tenancy you create as one, regardless of how many tenants are on it, so a joint tenancy with several tenants is one tenancy [1]. An active tenancy is any tenancy that hasn't been archived, and an expired tenancy counts as active until you archive it [1].

That matters for HMOs. Landlord Vision says you can create rooms for each property and assign each tenant to a room with their own rent schedule [1]. If each room is a separate tenancy, a 6-room HMO uses 6 tenancies.

What every Landlord Vision plan includes

The comparison table lists unlimited users and cloud storage on every plan (subject to fair usage), plus MTD for Income Tax submissions, bank feeds via Open Banking, income tax management, receipt data extraction, compliance management, file management and mortgage and loan management [1]. Landlord Vision also says it can be used for properties held personally and in a limited company, side by side [1].

Is Landlord Vision worth the price?

It depends on what you need. If you want accounting, MTD, bank feeds and property management in one product, Landlord Vision is built for that, and its pricing reflects a full suite. If your main need is tenants reporting repairs and reminders before certificates expire, you may be paying for more than you use: the tenant portal and service desk start on Standard [1].

Landlord Vision alternatives by price

If you're comparing on price, other landlord tools publish these starting points:

  • Hammock: from £8 + VAT a month for 1 to 3 properties, MTD included, priced by property [2].
  • August: free for up to 2 tenancies; Growth £8.99 a month for up to 5 tenancies with MTD reporting [3].
  • Gaffy: £12 a month for up to 5 properties for repairs and certificates; no MTD.

Working out your Landlord Vision cost

  1. Count your active tenancies, not properties. Archived tenancies don't count, but expired ones do until you archive them [1].
  2. Match to a plan. Up to 4 tenancies fits Starter; up to 10 fits Standard; up to 15 Premium; up to 25 Enterprise [1].
  3. Add extra tenancies above the included number on Standard and above, at the listed per-tenancy rate [1].
  4. Check which features you need. If you want the tenant portal and service desk, you need Standard or above [1].
  5. Check the live price. Promotional pricing was shown on 22 October 2026 [1].

Example using listed prices: 12 single-let tenancies on Standard would be £34.97 plus 2 extra tenancies at £1.10, so £37.17 a month. That's our arithmetic, not a quote.

Questions to ask Landlord Vision before you buy

  • Is the promotional price fixed, and for how long?
  • Does the price shown include VAT?
  • How are HMO rooms counted against my tenancy allowance?
  • What happens to my data if I cancel?

Landlord Vision pricing for HMO landlords

Because Landlord Vision counts tenancies, an HMO landlord should count rooms let on separate tenancies. Two 5-room HMOs with separate room tenancies make 10 tenancies, which fits Standard at the listed £34.97 a month [1]. If the same two houses were each let on a single joint tenancy, that would be 2 tenancies, which fits Starter [1].
