Hammock pricing, explained plan by plan

Hammock lists Basic at £8 + VAT a month for 1 to 3 properties, Standard at £15 + VAT for 4 to 10, Plus at £25 + VAT for 11 to 20, and Beyond at £31.50 + VAT for larger portfolios, where Hammock asks you to confirm your number of properties [1]. Annual billing saves 20%, for example £76.80 + VAT a year for Basic [1]. There's a 30-day free trial [1].

Published · Updated

Hammock pricing is by property, not by tenancy, and every plan includes Making Tax Digital quarterly updates and the final declaration [1]. Prices on Hammock's site are shown plus VAT. We read Hammock's pricing page on 22 October 2026 to write this; check it before you sign up, as prices change.

What every Hammock plan includes

Hammock lists the same core features on each plan [1]:

  • MTD-compatible software,
  • MTD quarterly updates filing and final declaration,
  • rent tracking and arrears tracking,
  • real-time notifications,
  • bookkeeping,
  • unlimited bank feeds,
  • user management,
  • support by email and phone.

HMO support is listed from Standard upwards [1].

Hammock says it is authorised by the Financial Conduct Authority (register number 911254), connects bank feeds through TrueLayer, and has read-only access to your data [1]. It also says it maps reconciled payments to the categories of the SA105 property pages and gives an estimate of your tax bill [1].

What Hammock costs in practice

PortfolioHammock monthly (+ VAT)With VAT at 20%
2 properties£8£9.60
5 properties£15£18
12 properties£25£30

The VAT column is our arithmetic at the standard 20% rate. If you're VAT registered, you may be able to reclaim it; ask your accountant.

Hammock pricing vs other landlord software

ToolEntry pricePricing basisMTD
Hammock£8 + VAT/mo, 1–3 properties [1]Property bandsEvery plan [1]
Landlord VisionStarter listed £19.97/mo, 4 tenancies [2]TenanciesEvery plan [2]
AugustFree for 2 tenancies; Growth £8.99/mo for 5 [3]TenanciesPaid plans [3]
Gaffy£12/mo for up to 5 propertiesPer propertyNo

Because Hammock prices by property, an HMO with several room tenancies counts once. That's a real advantage for HMO landlords compared with per-tenancy pricing.

What Hammock doesn't list

Hammock's pricing page focuses on money: rent, arrears, bookkeeping and MTD [1]. Its FAQ says it sends notifications about expiring documents and certificates [1]. Its pricing page doesn't list a tenant repair reporting channel or a maintenance inbox [1]. If tenant repairs are a big part of your week, that's the gap Gaffy fills.

Hammock and Gaffy together

Gaffy handles the repairs side: a repair link per property that tenants open in their browser, a maintenance inbox with photos and outcomes, and a vault that flags gas safety, EICR and EPC expiry dates. For 3 properties, Hammock Basic at £8 + VAT a month plus Gaffy at £12 a month covers the books and the repairs. No VAT is added to Gaffy's price. See Gaffy and Hammock.

Hammock monthly vs annual billing

Hammock says annual billing saves 20% [1]. On its published figures, that works out as:

PlanMonthly x 12 (+ VAT)Annual (+ VAT)Saving
Basic£96£76.80£19.20
Standard£180£144£36
Plus£300£240 (20% off)£60
Beyond£378£302.40£75.60

Our arithmetic from the pricing page. Annual billing makes most sense once you're sure the tool fits, so use the 30-day trial [1] with real bank feeds first.

What happens when your portfolio grows

Because Hammock prices in property bands [1], costs step up at band edges rather than with every property:

  • going from 3 to 4 properties moves you from Basic (£8 + VAT) to Standard (£15 + VAT),
  • going from 10 to 11 moves you from Standard to Plus (£25 + VAT),
  • above 20, Hammock asks you to confirm your property count for Beyond pricing [1].

Gaffy prices differently: £12 a month covers up to 5 properties, then each extra property is £4 a month. So 6 properties is £16, 10 is £32 and 20 is £72. Neither model is better in every case; it depends on your portfolio size and which jobs you need covered.

Is Hammock worth it?

If Making Tax Digital applies to you, you need compatible software [4] in any case, so the question is which one. Hammock's case is a low entry price, per-property pricing that suits HMOs, and MTD on every plan [1]. If you don't need MTD yet and mainly want help with tenants and repairs, an accounting tool may be more than you need right now.

Checklist before you sign up to Hammock

  • Count properties, not tenancies, to find your band [1].
  • Decide monthly or annual [1].
  • Check HMO support is on your plan [1].
  • Use the 30-day trial with a real bank feed [1].

Does Hammock have a mobile app?

Hammock's pricing page FAQ says you can use it in a browser on PC, mobile or tablet, and the About section says it has apps for Apple and Android [1]. The page contains both statements, so check the app stores for the current position.
