1. Who you are contracting with

GAFFY is provided by PROJECT X 44 LTD (Companies House 16175190, VAT GB500722246). Contact: graham@project44.london.

2. Early-access software

GAFFY is early-access software. Features may change, and short interruptions can happen while we build. It is provided on an "as is" basis without warranty that it will be uninterrupted or error-free. Keep your own copies of anything you cannot afford to lose.

3. What GAFFY does not do

• No tenant credit or background screening. That needs a licensed screening partner and is not part of the product.
• No rent collection or payment processing.
• No accounting, tax filing or Making Tax Digital submissions. Cost logging is a record for you, not tax advice.
• No legal or compliance advice. Keeping gas safety, EPC and EICR obligations up to date remains your responsibility — expiry reminders are a convenience, not a guarantee.

4. Your responsibilities

You are responsible for keeping your login secure, for the accuracy of what you upload, and for having the right to store any tenant information you put into GAFFY. Do not upload unlawful content or anyone else's data without a lawful basis.

5. Tenant links

Property links are unguessable and can be regenerated by you at any time. Anyone holding a live link can submit a maintenance request to that property, so share links only with your tenants.

6. Pricing

Your first 3 months are free from the day you create your account. After that:

• Free for the first 3 months — no card needed to start.
• Then £12 per month, which covers up to 5 properties on your account.
• Then £4 per month for each additional property above 5 (for example, 7 properties is £12 + £8 = £20 per month).

Prices include VAT where applicable. We'll ask for payment details before your free period ends and will email you first. You can cancel any time and you won't be charged for a period that hasn't started. Stripe payments are not switched on yet, so no payment is taken today.

7. Ending your account

You can stop using GAFFY at any time and ask us to delete your account and data by emailing graham@project44.london. We may suspend accounts that misuse the service.

8. Liability

To the extent permitted by law, our total liability is limited to the fees you paid in the previous three months. Nothing here limits liability that cannot lawfully be limited. These terms are governed by the laws of England and Wales.
