Making Tax Digital for landlords
Published · Updated
Making Tax Digital for Income Tax has applied since 6 April 2026 to landlords and sole traders whose qualifying property and self-employment income was over £50,000 in 2024–25. From 6 April 2027 it applies to those over £30,000 in 2025–26 [1][2]. You must keep digital records, send quarterly updates using MTD-compatible software, and submit your tax return through it [1][3].
When does Making Tax Digital apply to landlords?
It has applied since 6 April 2026 where qualifying income was over £50,000, and from 6 April 2027 where it was over £30,000 [1][2]. You keep digital records, send quarterly updates in MTD-compatible software, and submit the tax return through it [1][3]. Deadlines and how quarterly updates work are in the longer guide.
What you need
- HMRC-recognised MTD software, such as Hammock or Landlord Vision [4].
- Digital records of income and expenses.
- Quarterly updates plus a final return [3].
Gaffy isn't MTD software. We log what each repair cost against the property, so the totals are to hand, and you file through an MTD tool. See Gaffy and Hammock and DIY landlord accounting.
It's free for the first month, with no card.
