Hammock vs Landlord Vision: which suits your portfolio?

Hammock prices by property band: £8 + VAT a month for 1 to 3 properties up to £31.50 + VAT for 21+ [1]. Landlord Vision prices by tenancy: Starter is listed at £19.97 a month for 4 tenancies, Standard £34.97 for 10, Premium £44.97 for 15 and Enterprise £99.97 for 25, with promotional prices sometimes shown [2]. Hammock is leaner and accounting-led; Landlord Vision adds a legal document centre, e-signatures, a tenant portal and service desk, and work orders on higher plans [2].

Hammock vs Landlord Vision is one of the most common comparisons for UK landlords choosing Making Tax Digital software. Both are landlord-focused, both include MTD on every plan, and both offer bank feeds and rent tracking [1][2]. The real differences are how they charge and how much property management sits around the accounting. We're neither: Gaffy is a repair and certificate tool. So this is a neutral comparison from each company's own pricing page, read on 22 October 2026.

The HMO row shows why pricing basis matters: per-property pricing tends to favour HMO landlords, while per-tenancy pricing can be good value for single lets on bigger plans.

Choose Hammock if

  • you mainly want rent tracking, bookkeeping and MTD with as little else as possible,
  • you have HMOs and want to pay by property,
  • you like a lean, finance-first tool.

Choose Landlord Vision if

  • you want accounting and property management in one product,
  • you'd use the tenant portal, legal documents, e-signatures or work orders [2],
  • you hold properties in both personal names and a limited company [2].

Hammock vs Landlord Vision vs August

August is the third common option: free for up to 2 tenancies, Growth £8.99 a month for 5 tenancies with MTD reporting, and tenant maintenance requests in the app [3]. See our August alternative page.

Where Gaffy fits

Whichever you choose, the money side is covered. What neither is primarily built around is the tenant texting you a photo of a leak at 11pm. Gaffy is:

  • a repair link for each property that tenants open in their browser, with no app or account,
  • one maintenance inbox with photos, status and outcome,
  • a document vault that flags gas safety, EICR and EPC expiry dates,
  • repair cost logging, so the figures are ready to enter in your accounting software.

£12 a month for up to 5 properties, plus £4 a month for each additional property, first month free. No VAT is added. See Gaffy and Hammock and Gaffy vs Landlord Vision.

How to decide in 15 minutes

  1. Count properties and tenancies. Write down both numbers. If tenancies are much higher than properties, as in HMOs, per-property pricing usually works out cheaper.
  2. List the extras you'd actually use. Tenant portal, e-signatures, legal documents, work orders [2]. If the answer is none, you may not need them.
  3. Check MTD timing. Over £50,000 qualifying income (2024–25) means MTD from April 2026; over £30,000 (2025–26) means April 2027; over £20,000 (2026–27) means April 2028 [4].
  4. Trial with real data. Connect a bank feed and categorise a month of transactions in each.
  5. Check the current price. Promotions change. Note whether prices include VAT.

Switching between them

If you're moving from one to the other, the cleanest time is the start of a tax year, because MTD quarterly updates are cumulative from 6 April [5]. Export your transactions and receipts before you cancel. Confirm your new tool appears on HMRC's compatible software list [6].

What neither comparison table tells you

Support quality, how easy categorising is, and how well the mobile app works matter in daily use. Trial both with a month of your own transactions before you commit.

Neither? Consider August

If you have one or two lets and aren't yet in MTD, August's free plan for 2 tenancies may be enough for now [3]. You can move to an MTD-capable plan or tool before your start date.
