What is Gaffy?
Gaffy is landlord software for UK landlords who manage their own properties. It gives tenants a repair-request link and reminds you before gas safety, EICR and EPC certificates expire.
- A repair link for each property. Tenants do not download an app.
- A maintenance inbox, with the history of what was reported and what you did.
- A document vault, with reminders before gas safety (CP12), EICR and EPC dates expire.
- Contacts for the tradespeople you already use. Gaffy does not send the work out for you.
As of 2026, the first month is free. After that it is £12 a month for up to 5 properties, then £4 a month for each extra property.
What Gaffy does not do
Gaffy is not an accounting package. It does not file Making Tax Digital updates, collect rent, or screen tenants. If you want the books, use an accounting tool or a spreadsheet, and keep the repair invoices in Gaffy so you can find them at year end.
