UK landlord certificate due-date calculator
Published · Updated
Enter the date on each certificate. This tool adds the usual renewal period used in England for private rented homes and shows when the next certificate is due. It is an organiser, not legal advice.
Default rules for England private rented homes: gas safety is 12 months from the check date on the certificate; an EICR is typically every 5 years unless the report says sooner; an EPC is valid for 10 years from the date of the energy assessment unless it is replaced sooner.
What the dates mean
Gas safety uses 12 months from the check date. That is a straight addition. It does not apply the two-month early booking window. For that window, use the gas safety expiry calculator.
An EICR in England is at least every 5 years, or sooner if the report says so. An EPC lasts up to 10 years. The longer explanation, including Wales, Scotland and Northern Ireland, is the landlord certificates guide. Rules for each document are in the EICR guide and the EPC rules guide. Official HSE and GOV.UK wording is the certificate obligations note. A tick-list that stays in this browser is the landlord compliance checklist.
Keep the real certificates with the property
This page only estimates a date. Gaffy stores each property's certificates and emails you before the expiry date you save. You book the engineer. Gaffy is free for the first month, with no card required to start, then £12 a month for up to 5 properties, plus £4 a month for each extra property. See features and pricing.
