Compare Gaffy

Each card is the short answer from that comparison. Gaffy is free for the first month, then £12 a month for up to 5 properties, plus £4 a month for each additional property. Gaffy is not VAT registered. No card is needed to start.

  • Gaffy vs Lettie

Lettie is an AI assistant that triages tenant repairs over WhatsApp, and it's free for up to 4 properties, then £2.50 per property per month. Gaffy gives each property a repair link that tenants open in their browser, with no app, no WhatsApp and no bot. It adds a document vault with gas safety, EICR and EPC expiry flags, inventory and move-in/out photos, for £12 a month for up to 5 properties after a free first month. Gaffy is not VAT registered. If price is all that matters at 1 to 4 properties, Lettie wins. If you want to talk to your tenants yourself and keep every record in one place, choose Gaffy.

  • Gaffy vs Landlord Vision

Landlord Vision is full landlord accounting and property management software with Making Tax Digital on every plan, from £19.97 a month for 4 tenancies (it sometimes runs promotional prices). Its tenant portal and service desk start on the Standard plan at £34.97. Gaffy doesn't do accounting. It gives your tenants a repair link, gives you one maintenance inbox, and warns you before gas safety, EICR and EPC dates, for £12 a month for up to 5 properties. Gaffy is not VAT registered. Choose Landlord Vision for the books; choose Gaffy if repairs and certificates are the job.

  • Gaffy vs Arthur Online

Arthur Online is an operating system for property managers, agents and larger landlords, priced from £82.50 a month with 55 units included and billed annually. Gaffy is built for landlords who manage their own lets. Tenants get a repair link, you get a maintenance inbox, and we warn you before gas safety, EICR and EPC dates. It's £12 a month for up to 5 properties, or £72 for 20, with no annual contract. Gaffy is not VAT registered. If you run an agency or a large portfolio, look at Arthur. If you have a handful of lets, Gaffy costs far less and you can be up and running in 3 steps.

  • Gaffy and Hammock

Hammock is landlord accounting software that files Making Tax Digital quarterly updates and tracks rent through bank feeds, from £8 + VAT a month for 1 to 3 properties. Its pricing page doesn't list a tenant repair channel. Gaffy covers that side: a repair link for tenants, a maintenance inbox and certificate expiry reminders, for £12 a month for up to 5 properties. Gaffy is not VAT registered. For 3 properties, Hammock's listed £8 plus Gaffy's £12 is £20 a month.

  • After OpenRent

OpenRent is an online letting agent. Listing is free, portal advertising is £29, and Rent Now, which covers the tenancy agreement, deposit handling and the first month's rent, is £58 including VAT. Its paid products focus on letting the property. Once your tenant has moved in, Gaffy gives them a repair link, gives you one inbox for every request, and reminds you before gas safety, EICR and EPC certificates expire. It costs £12 a month for up to 5 properties, and the first month is free. Gaffy is not VAT registered.

  • Gaffy vs Alfie

It depends whether you want software that files the repair, or a service that finds the person who does the repair. Hey Alfie (heyalfie.com) publishes more than one offer. The home-manager pages find and book tradespeople. A separate Premium page sells a membership with tradesperson hours included. A property-manager page describes certificate tracking and asks you to request a demo, and it does not publish a price.

  • Gaffy vs Goodlord

It depends who the customer is. Goodlord describes a lettings platform for agencies: referencing, payments and the admin around a tenancy. Its revenue page says it does not provide services directly to landlords, and that it works with letting agents. The pages we read do not publish a price a self-managing landlord can pay.

  • Gaffy vs spreadsheets

It depends how often you are hunting for a file. A spreadsheet is a grid you update. It can list properties, rent, costs and expiry dates if you type them in and you still know which file is current. It does not, by itself, give a tenant a repair-request link, store the PDF in a document vault, remind you before a gas safety, EICR or EPC expires, or open a tenant portal. You can bolt some of that on with a calendar and a folder. At one property, with rare repairs, that often holds.

FAQs

Which comparison should I read?

Read the card that matches the job. Lettie is WhatsApp triage. Landlord Vision and Hammock are the books and Making Tax Digital. Arthur Online is built for managers with dozens of units. OpenRent is the let, and Gaffy is what you use after move-in. Alfie books a tradesperson. Goodlord sells to letting agents and does not publish a DIY landlord price. A spreadsheet can still be enough at one property when repairs are rare.
